Differences Between modular houses and prefabricated houses
Confusion often arises regarding what a modular house is and how it differs from a prefabricated house.
A modular house is a dwelling that is constructed off-site. It is built in sections, or modules, in factories, and once all these modules are completed, they are transported to the site for assembly. Prefabricated houses tend to be made from less durable materials because the owner’s goal is to have a quick and generally temporary dwelling.
Modular houses are built with higher-quality materials, and their durability over time is significantly greater. Additionally, the design options are much more varied. But what about prefabricated houses? What are their characteristics? Below, we list some of them:
Characteristics of a prefabricated house
- They are made in factories or workshops, and once completed, they are transported to the chosen settlement location by the client.
- The quality standards and legal regulations for a prefabricated house are less stringent than those for constructing a modular house.
- Their economic value is lower than that of modular houses because they depreciate over time.
- The design of prefabricated houses cannot be customised. The client can choose from available models but cannot make changes to their liking.

Frequently asked questions about modular houses
How to design a modular house?
The first point before starting to design a modular house is to consider the available space. Therefore, choosing the land will be essential. Selecting an architect and a project manager is one of the factors that will determine the design of your modular house and the estimated time for its completion. Once chosen, a building permit must be requested, and construction can begin once it is obtained.
Is it cheaper to build or to buy a prefabricated house?
The price of your future house will depend on the dimensions, layout, and materials and finishes that will be used. Nevertheless, prefabricated houses are between 22% and 34% cheaper than traditional built properties.
What type of land do I need for a prefabricated house?
Modular houses or prefabricated houses can only be placed on developable land. To do this, you will need to request the urban planning information from the municipality where the house will eventually be installed.
How long does it take to build a prefabricated house?
Depending on the construction material, the prefabricated house may take more or less time to be fully completed and placed on the land where it will be inhabited. For example, a wooden house takes about 4 to 6 months to build. Of course, the construction times and costs will always be lower than those of a conventional house.
